the Process

Our program caters to the investors who want to own investment properties, but do not have the time, the resources, or the experience to get it done. We take care of the entire process starting from the offer all the way to collecting the rent. This tremendously reduces your risks and saves you money throughout the process.

The 'HIGHLIGHTS' of our Program

  • 90-day Warranty on Repairs and Maintenance: Southcrest stands behind our rehabs. We will pay for all rehab-related repairs and maintenance including unforeseen plumbing and electrical issues for 90 days.
  • FREE Tenant Placement: Southcrest pays your 1st tenant placement fee, which is equal to one month's rent (approx. $1,000).
  • 25% Equity in the Property: This instant equity strengthens your financial balance sheet from day one and allows for multiple exit strategies.
  • Easy, Permanent Financing with our Preferred Lender: Deal with a lender who understands our business and gives you the best rates and closing costs on the market for investment properties.
  • Positive Cash Flow on Every Property: Get gross positive cash flow on every property without having to use an interest only loan or pay down large sums of cash. We invest in one of the few markets in the country where this is possible.

The 'WORK' involved in our Program

  • We find your rental property through our in-house scouts. This is critical, because they know our markets and our rehab guidelines. Our properties are usually foreclosures from auctions, banks, brokers, individuals, and HUD. We typically make ten offers for every one that is accepted.
  • We purchase the property with our resources. The value here is that we absorb all of the risks including the closing and financing costs, assuring a clear title, and any unforeseen repair costs.
  • Our licensed and insured general contractor rehabs the property overseen by our project manager. Our project manager has detailed guidelines on what and how the work is to be done. Southcrest rehab expectations are focused on three areas: minimizing repair and maintenance, limiting liabilities for the owner, and offering the best looking houses on the block from the curb appeal to the interior finishes.
  • We sell the newly rehabbed property to you via 'owner financing' leaving you 25% equity in the property. This is key to our program because you are now 'refinancing' your property with our lender using the appraised value rather than your original purchase price. This makes the qualification process easier, your interest rate will be lower, and it eliminates the need for private mortgage insurance or a second mortgage. This is because the lender will use your 25% equity as your down payment when you refinance to a permanent loan saving you thousands of out-of-pocket dollars.
  • Your property is then refinanced to a permanent loan at 75% of the appraised value. We handle all the scheduling for the appraiser, lender, and attorney throughout this entire process.
  • You then have a choice to use our in house property management group or we can find one for you. They will become the cornerstone for the relationship from this point forward. Our property management group, the Bravo Group Property Management, currently manages over 100 properties and we believe that this is one of the biggest keys to long-term investment success. 

The 'PRICING' of our Program

  • The purchase price of each property is 75% of the appraised value. A licensed and approved appraiser selected by the lender conducts all appraisals.
  • We require a $5000 non-refundable earnest deposit in order to put a property under contract. We will not ask for this earnest deposit until our preferred lender has approved you.
  • At your refinance closing, WE will pay your actual closing costs. Thus, your total cash investment is only $5,000 and we pay your refinance closing costs (approx. $5500 on an average deal).
