Bravo Group Property Management has managed properties in South Atlanta for over 10 years and has developed a unique program that works. Here are some highlights.
Marketing/Technology Services:
- Online property management software used is Rent Manager. Owners and tenants get access privileges for complete up-to-date information about maintenance requests, account status, reports, etc.
- Many options for tenants to pay rent: ACH draft, direct bank deposits, convenient drop off locations, certified funds, or cash
- Direct deposit for our clients' rent proceeds
- All properties are marketed via signs, ads, and online at www.yesirent.com
- Properties are advertised in the Georgia MLS (viewed by thousands of agents) as needed
- Properties are 'Staged' as needed to bring attention to the highlights of your properties
Maintenance Services:
- They provide in-house maintenance with emergency 24/7 service. Their staff and contractor relationships are professional and knowledgeable
- Preventative Maintenance Programs to take care of your property for the long term. This builds confidence in your tenants that you care about the property
Pricing and Fees:
- Tenant Placement Charge: Bravo Group charges one full month's rent for tenant placement. This includes weekly visits to the property during its vacancy to keep tabs on the property and freshen up the place with flyers, signs, air fresheners, etc.
- Management Fee: 10% per month of the rent. THIS INCLUDES PERIODIC VISITS TO YOUR RENTED PROPERTIES FOR INSPECTIONS! There is no charge for time property is vacant.
- Renewal Fee: One-half month's rent (maximum $500) is charged if they get the same tenant to sign a new lease for 6 months or longer. At this time, they push to raise the rent to help offset this cost.
- Late Fees collected are split 50/50 with the owner. All other fees collected are retained by Bravo Group to offset actual costs. (Ex: NSFs, collection fees, etc.)
- Maintenance Charges are billed at 10% above the contractor's invoice.
- They require $300 per property in an escrow account for payments of minor maintenance requests and other incidentals.
